Position
Summary:
The Assistant Property Manager (APM) will be responsible for assisting the Property Manager in meeting or exceeding each property's financial performance targets and ownership objectives.
Key responsibilities include marketing, leasing, resident relations, and collections.
The APM will achieve these goals by maximizing revenues, being continually focused on resident satisfaction, achieving occupancy targets, and ensuring compliance and adherence to all legal requirements.
This position serves multiple well-kept, smaller apartment communities (Royal Oak, Berkley, Ferndale, Farmington Hills, Madison Heights, Utica, Detroit, etc.
).

Inspect units and property tour path to ensure cleanliness prior to showing units.
Contact prospective residents daily to continue the sales process.
Close the sale with prospective residents by obtaining a security deposit and application for an apartment or waiting list.
Process applications timely and according to company policy.
Prepare all required documents for the application process and lease signing.
Provide and explain all required documents to potential residents.
Screen, interview, and notify applicants of their acceptance or rejection as a resident according to company procedures.
Coordinate lease renewal offers throughout the month according to company policy.
This includes sending offers via property management systems and processes.
Market the property through advertising, print media, websites, social media, networking, referrals, etc.
Review online advertising to verify market pricing on a weekly basis.
Report any required changes to the Property Manager and Marketing Team.
Maintain awareness of local market conditions and trends.
Bring ideas to the Property Manager to improve marketing campaigns and for improving resident satisfaction.
Perform external market research as assigned.
Property Management Own and efficiently handles resident relations, including service requests, complaints, events, renewals, newsletters, etc.
Greet residents and guests, answers phone calls, respond to emails, and voicemails.
Conduct all tasks according to company policy, lease contracts, HUD regulations, Fair Housing requirements, and any applicable program regulations.
Organize and file appropriate reports, leases, and paperwork according to company policy and procedures.
Audit files to verify that paperwork is complete, files are appropriately prepared, and date is accurately entered into the computer system.
Effectively use property management technologies, systems, and procedures.
Assist with conducting regular community inspections to ensure the community meets established standards for curb appeal, safety, and cleanliness.
Participate in training and development programs.
Financial Accurately bill recurring charges and one-time fees due at move in.
Perform administrative tasks as assigned by Property Manager including generate reports, post rent, handle resident account inquiries, enter accounts payable bills, placing orders for supplies (approved by Property Manager) and performing duties related to month-end closing.
Actively manage delinquencies through daily contact (phone, text, email, written) to encourage payment and advise applicable consequences.
Resident Relations Establish positive rapport with residents to promote customer satisfaction and maintain occupancy.
Host events to engage residents and foster a sense of community and belonging.
Update computer system with new renewal information.
Job duties and responsibilities may be changed at any time with or without notice as directed by management based on the community's needs.
Qualifications and
Experience:

years of multifamily management experience with preferred local market knowledge and experience with all asset classes.
High school diploma or GED required.
Must be authorized to work in the U.
S.
Must have and maintain a valid driver's license in the state of residence.
Must have reliable transportation.
Strong background working with computers and experience with AppFolio is preferred.
Professional demeanor and appearance.
Demonstrates supervisory potential.
Experience with sales and customer service.
Effective writing and verbal communication skills.
Detail oriented and highly organized.
Skilled in time management and the ability to prioritize tasks.
Certified Apartment Leasing Professional (CALP) certification preferred.
Hours and Travel:
This is a full-time salary position.
Primarily local assignments during the business day, although some out-of-area travel may be expected.
Work Environment:
APM works in a professional office environment.
This role routinely uses standard office equipment such as computers, phones, photocopiers, and filing cabinets.
